Renovating is harder to price than building new, because half the information is behind a wall. We open up and check what we can before the number is fixed, and name the parts that stay provisional rather than burying them in a total.

Living through it

If you are staying in the house, the programme is built around that: which rooms come out of use and when, where the dust screens go, and what happens to the kitchen and the bathroom during the weeks they are down.

Old houses rarely meet new work neatly. Floor levels, skirtings, plaster and paint at the junction are where a renovation is judged, so they are priced as real work rather than as a finishing touch.
